West Coast homes face a double challenge when it comes to moisture — the heavy winter rainfall that drives water against exterior surfaces, and the year-round salt air that accelerates the breakdown of waterproofing systems. Damp and water ingress are among the most common and costly problems affecting Big Bay, Bloubergstrand and Table View properties.

Where Water Gets In on West Coast Homes

The most common water ingress points on West Coast homes are: flat roof sections and parapets where ponding occurs after rain; horizontal surfaces that collect water and allow it to penetrate through cracks; window and door reveals where the seal between frame and wall has failed; and cracked render on west and south-facing walls exposed to wind-driven rain.
